The DSR Secure Storage Space Rental Terms Include Important Conditions That Are Designed To Protect All Users Of Our Secure Storage Facility
The terms & conditions of storage space rental listed below are not complete and only represent a partial excerpt from the DSR, Inc. Storage Space Rental Agreement that every Occupant must agree to and sign in order to rent space. The full list of terms & conditions are contained within the agreement, available from DSR, Inc.
Access to rented storage space is via a secure keycard. Under normal circumstances, hours of access are 24 hours a day, 7 days a week. However, under emergency conditions, DSR, Inc. retains the right to temporarily suspend access to the DSR Storage Facility until the emergency situation has been resolved.
The Occupant agrees to keep the Storage Space clean and in good condition during the full term of occupancy.

The Storage Space shall be used and occupied only for the storing of Property owned by the Occupant.
The Storage Space is not appropriate for storage of irreplaceable property such as books, writings, objects which have an unknown immediate resale market value, or objects which have a special, sentimental, or emotional value to the Occupant.
The Occupant shall keep the Storage Space in a clean and sanitary condition and free of rubbish, liquid waste or refuse. No trash shall be left in the Storage Space or any common areas of the Facility.
Occupants shall NOT use any Storage Space for any Unlawful Purpose.
No Property shall be stored Outside of the Storage Space for any length of time.
Occupants shall NOT park any vehicle in any common areas of the Storage Facility, except to load and unload.
Occupants shall NOT engage in any activity in the Storage Space which produces or releases any Prohibited Materials, as described below.
The Occupant agrees NOT to damage, nor alter, nor affix signs to the Storage Units, nor attach anything to the walls, floors or ceiling of the space, without the prior approval of DSR, Inc.
Business Occupants shall NOT use the Storage Space for the operation of any business that would result in unauthorized people entering into the storage facility.

The Storage Space is to be used only for storage of property, not for exhibition, rehearsal space, audiences, or any other activity that is not related to storage of property.
The Occupant shall neither live nor sleep in the Storage Space or Facility, nor shall animals be permitted to be stored in the Storage Space or Facility.
Occupants shall NOT use any Storage Space to contain Guns, Alcohol, Drugs (of any kind), Contraband, or any Illegal Substances of any kind.
Occupants shall NOT use the Storage Space to store Propane, or empty propane canisters.
Occupants shall NOT use the Storage Space to store Gas, or empty gas canisters.
Occupants shall NOT use the Storage Space to store any food or animal feed (including seeds, carcasses…).
Occupants shall NOT use the Storage Space to store or release any explosives; fireworks, highly flammable, dangerous, hazardous, or toxic materials or substances including; noxious smelling items, items which emit a gas or odor when exposed to moisture, items which deteriorate when exposed to temperature fluctuation…
Occupants shall NOT use or allow the Storage Space to be used for the release, storage, use, treatment, disposal or other handling of any hazardous substance.
The Occupant shall NOT store any credit or medical records that do not belong specifically to the Occupant.
The Occupant shall not use the Storage Space for storage of any gas-powered item including vehicles, unless written permission in the form of a Vehicle Storage Addendum is obtained from DSR, Inc. A Vehicle Storage Addendum must be completed and executed by the vehicle Owner for any “titled” vehicle stored in the Storage Space. In no event may the Vehicle contain more than 1/8 tank of gas.
All Occupants are required to, at the Occupant’s sole expense, maintain insurance on all Personal Property stored in the DSR, Inc. Storage Facility, with actual cash value coverage against all perils, fire, extended coverage endorsement, burglary, vandalism and malicious mischief. Occupants shall either provide proof of insurance that meets DSR Inc.’s requirements, with a policy limit at least equivalent to the replacement cost value of the Personal Property stored, or DSR, Inc. shall enroll the Occupant in a self-storage insurance plan offered at the Storage Facility.
Occupants must understand that DSR Storage Space is NOT temperature-controlled or humidity-controlled. DSR, Inc. does NOT warrant or represent that a minimum or maximum temperature, or minimum or maximum humidity, will be maintained at any time during the storage space rental term.
